I have been in Arizona since 1973. I grew up in Tempe, attended McClintock High School (Class of '89). I joined the Real Estate Industry in the Late 90's and am embarking on yet another succesful year in the Industry.
Not a lot has changed since I first got into the business; prices are still great, inventory is about the same & Arizona is a Great Place to Live!
Presently, there are 4 types of sellers in todays market:
- Govt. Hud Homes
- Bank Owned Homes
- Short Sales
- Normal Sellers
Of the 4 options listed above, in my professional opinion, Govt. Hud Homes are the best option for several reasons:
- They are Professionally Inspected.
- They are Professionally Appraised.
- They are check and/or Treated for Termites.
- Hud will pay 3% of your closing costs-Guaranteed!
- They are determined to be FHA Insurable or FHA Non-Insurable!
- All of these items are done prior to the house being placed on the Market.
- They are only allowed to be sold to Owner Occupants when originally listed.
- After a 10 Calendar Period, they are open for Investors & 2nd Home Owners.
